Sudden Limb Drop

 

DSCN0702 Tree limb fall DSCN0703 I love trees and the cool shade they provide specially in the hot summer. While driving throughout the county this summer I’ve noticed a number of very large tree limbs down. I did a little research on this subject and found a phenomenon know as sudden limb drop.  It seems the experts are still trying to determine what is the exact cause of this problem.  While the experts are doing that I would just like to make you aware that it does happen.  A local expert explained: ” Oak limbs contain a great deal of moisture adding weight during the summer. If any wood decaying organisms are present in the trunk or limbs subsequent failure can occur.” While on a rafting vacation and campout in the Sierra foothills, I had a whole tree land in my camp site one hot summer morning that really freaked me out. Now I really take notice of these kinds of things. If your a home owner and have very large trees around your house, road entrance or common areas take time to examine them. If the tree appears to have any signs of decease or rot then I recommend having an arborist either trim the tree accordingly or take it down.  Some of the limbs that I see on the ground are very large and probably weigh many hundreds or thousands of pounds. So don’t take chances because if a limb comes down and your underneath it! Well, I think you get the picture. If you hear anything that sounds like twigs snapping in a tree get away from the tree as fast as you can. This was the warning I got when the tree finally snapped and fell into our camp site. Lucky for us nobody was hurt or killed.   I will post a few pictures here showing some of the limbs on the ground this summer and some were very close calls to the houses and vehicles.

July 4th 2013 Fireworks show on Clear Lake

Here is another fun event in Lake County, CA. It’s the 4th of July Fireworks Show on Clear Lake. The fireworks are launched from a barge several hundred yards off shore from Library Park in Lakeport. We like to view the show by boat. The evening trip from Corinthian Bay to the viewing area in Lakeport is a lot of fun. We enjoy watching the evening sky change colors from amber and oranges to deep purple and black as the night sets in before the show. This year during the show the lake was calm and no rice flies! The cool temperatures were a welcome pleasure after having a bit of a heatwave for several days prior. The show lasted about 20 minutes but this is just a 5 minute highlight clip that shows the grand finale. Enjoy!

Free Fishing Day is Saturday, July 6

The California Department of Fish and Wildlife (CDFW) invites anglers to celebrate summer by fishing for free this Saturday. July 6 is the first of two Free Fishing Days in 2013, when people can try their hand at fishing without having to buy a sport fishing license.

All fishing regulations, such as bag and size limits, gear restrictions, report card requirements, fishing hours and stream closures remain in effect. Every angler must have an appropriate report card if they are fishing for steelhead or sturgeon anywhere in the state, or salmon in the Smith and Klamath-Trinity River systems.

CDFW offers two Free Fishing Days each year – usually around the Fourth of July and Labor Day weekend – when it’s legal to fish without a sport fishing license. This year, Free Fishing Days are set for the Saturdays following Independence Day and Labor Day (July 6 and Sept. 7). Note that on the Sept. 7 Free Fishing Day, ocean fishermen must have an abalone report card in their possession when rock picking or diving for abalone, but no fishing license is required (the abalone season is closed during the month of July).

Free Fishing Days provide a low-cost way to give fishing a try. Some CDFW regions offer a Fishing in the City program where anglers can go fishing in major metropolitan areas. Fishing in the City and Free Fishing Day clinics are designed to educate novice anglers about fishing ethics, fish habits, effective methods for catching fish and fishing tackle. Anglers can even learn how to clean and prepare fish for eating.

Lake County Inventory and Market Analysis

There are noticeable trends with the residential market in Lake County California. Provided below is a month to month snapshot of inventory and price changes for the past 6 months, past year and past 4 years. The peak inventory of residential homes was in the summer of 2010 when there were over 900 active residential listings. Now as of Wednesday February 13th there are approximately 413 active residential listings.

Property types included in this statistical analysis includes: Single Family Residence, Condominiums, Townhouse, ‘Manufactured homes with or without 433 foundations, and Cabins. Mobile Homes are not included in this analysis.

We are about 1/3 of the way through the month of February and we expect to see the month sales keeping with the December – January sales or possibly better. We also expect to see a spike in sales from April through July, which are usually the busiest months in Lake County. Average Sales Price for the Month of January is $138,504 and the average days on market is approximately 100 days.     Time frame is from 1 Mar 2012 to 13 Feb 2013

Western Pond Turtle laying eggs

Too bad.  Had to go to the property again today only to find that some predator managed to uncover the turtle nest and get the eggs.

You never what you might come across when out in the field showing property or other related activities in a real estate transaction. On Saturday, August 4th 2012 I was doing a visual inspection on a lakefront property in Konocti Bay, Kelseyville, Ca when right in the middle of this private drive was a turtle laying eggs.  Glad I thought to stop and get this little video clip.  It’s simple things like this make me appreciate living in Lake County CA. The Tenacious Talkers meet every Thursday evening. Meetings start at 6:15 PM.  They meet at 2150 Argonaut Road, Finley, Ca.

I am a member of the local Toastmasters Club 8731, The Tenacious Talkers, and what keeps me coming back each week are the personal stories that people share and the encouragement that members provide to each other to improve their communication and leadership skills. The members of our club is made up of a myriad of ages, statuses and occupations. White collar, blue collar, we have it all.

This Thursday, July 24th we will have an open house at 1800 S. Main St. Lakeport at the Lakeport Lagoons Clubhouse.
I just got word that I will be one of the speakers which means I need to buckle down and start drafting a speech. I was terrified to give speeches five years ago but now I feel little intimidation about it.

Marketing Your Property

The 3”P”s of marketing (price, presentation and promotion) apply to real estate just as much as they apply to any other product or service. The biggest of these “P”s is Price.  If the property is priced too high then your property will sit on market for a long time and may never sell.  You need to be aware of what the market is doing and price your property accordingly. This is why you need to see a comparative market analysis before listing your property. If the presentation, functionality or the curb appeal of your property is lacking may also be a cause for your listing to be on market for a long time while competitive listings that have good curb appeal and are priced right will receive more buyer attention. If the property is not promoted then buyers will not know that the property is for sale.

I will promote your property primarily through online marketing. Having a great web presence is essential because the majority of buyers are using the internet to research the area they want to live in and the property they want to own. Buyers will research the Realtors they want to work with and engage with Realtors® via websites and e-mail possibly more now then through traditional means like a phone call.

The property needs to look its best online, I use a large number of photos to help market listings.  A virtual tour is an essential part of an online marketing campaign and it can be done in many ways.  I have been doing virtual tours using a slideshow presentation of the property.  For Luxury homes and unique properties I am going a step further and integrating video into virtual tour presentations.

Once I post your property into the California Regional Multiple Listing Service and Bay Area Real Estate Service, it is syndicated to many other online web services including Realtor.com, List Hub, Yahoo, Zillow, HGTV Front Door, and many other online real estate websites and resources.

Your listing will show up as a featured listing on my website and KonoctiRealty.com and is searchable from the Lake County Association of Realtor’s website.
